They will charge you for shampooing the apartment after you leave even after you pay for one yourself. They say there are holes in the walls when I had photographic proof there was not any holes. They don't fix anything like the AC I had to call and get them to fix 4 times. the third time they gave me one you can roll around which drove my electric bill to new levels. they have a new lady behind the counter monthly and I asked three days in a row for a package that I could see behind the counter. the lady swore it wasn't for me. I had to step behind the counter when she left and get it myself. they took forever to open the pool and were very quick to shut it down. there is no regulation on people parking in your spot. it happens all the time and they don't care. not to mention they let the UPS guy and every other truck and delivery guy pull behind your spots and park there while he walks the complex. There are drug dealers in the complex. ( I know because they told me while we were smoking cigarettes. I mentioned this to the lady at the desk and she just laughed. RUN WHILE YOU CAN! TRUST ME IT;S NOT WORTH IT!

This place is the worst! DO NOT MOVE HERE! The management is completely horrible and unwilling to work with you at all. There are a TON of hidden fees! Do NOT trust what they say and read your lease very carefully. The monthly rent is not what you will pay! Go ahead and add on another $100 or so in fees. Oh yeah, don't forget about the $150 LATE FEE when you are a day late paying rent after a 4 day Holiday weekend on your first month living there! But luckily, they don't charge you a deposit... because they classify it as an "initiation fee" without telling you so when you expect it to cover your ridiculous move out costs, guess what!!? NO DEPOSIT!!! But hey... they have nice grass.

I pretty much echo what has been said already. Avoid this place, and if you are already stuck there, GET OUT! If you have to communicate with them, make them write down what they "promise," they will try not to, because they hate accountability for all of their mess-ups. I could write an equally long review, but to keep it short, unless you like S&M financial relationships with your apartment office, stay far away. If you decide to move here, TIP #1, read everything in the contract and copy it after you sign it. Also, that $200 "deposit" they make you pay is not a deposit, it's a "non-refundable holding fee since we took the apartment off the market for you. The deposit is something different." Even though they call it a "deposit."

If you are looking into places to live around Orem, a box under the freeway will most likely be a better experience than Country Springs. Management is nothing but a bunch of lying crooks that will suck every nickel and dime you have. First we paid what they called a non refundable deposit. Which wouldn't be a big deal if it were used to clean out apartment once we moved out. OH NO. We are now being charged EXTRA for them to clean the carpets, and REPLACE THE DRIP PANS. Nope, that's not a joke. Lets not even get into the fact that having an onsite maintenance man literally meant jack. Before we even moved into the apartment there was a disgusting sticky residue in front of our door, they told us it would be cleaned before we moved in, maybe a couple weeks after. It was finally cleaned 2 weeks before our 10 month lease ended. Not to mention the maintenance guy must thing we are all total idiots. We had a clogged dyer vent (you could literally see the lint being coming out of the vent from the parking lot), Mr. Onsite Fix it Man came into our house, cleaned out the lint trap in my brand new dryer and went on his merry little way. It took him another 3 weeks and taking pictures of the very obvious clog for them to get off their asses and snake the vent. After about 4 months, we stopped putting in requests because they never got done, and just did them my self. Hey Country Springs, you owe me about $30 in light bulbs, since it was such a vexing task for your wonder maintenance guy. Also, dont ever try to ask them a question other then "How much money would you like from me this month?" You will get a rude response every time. I'm really sorry that lying to people and making up different fees (Octobers was a $40/ month parking fee) is so exhausting that all you can do is talk in a condescending and demeaning tone to the people that paid for your bills. All in all, do not ever step foot in front of their door. You will absolutely regret it.

although everything was fairly clean, and the maintenance people were friendly, the managers are all asshats and have no idea what they are doing. When they make a mistake they make you pay for it. They change the details of their contracts constantly almost weekly. It is HORRIBLY expensive what you get; im a graduated college student I'm not some shmuck who has poor life choices forever living in apartments, I know this is just typing over the internet but seriously, if at all possible avoid these guys.

Its really not as bad as everyone on here says, Its actually really nice. If you read your contract theres no hidden fees. I really enjoyed my stay, minus the people I moved in with but thats not the complexs fault. The 2 biggest issues I had with country springs was the laundramat and pool hours. They close at 10. Thats riduiculous the laundry facility should be open 24/7 and the pool at minimum till midnight.They do charge you $10 for a pool key, and the hot tub only worked half the time we were there. The place is a little exspensive but the location is great buildings and facilties are clean. It's IMPOSSIBLE to get your name off the lease pretty much even if the other people on the lease are ok with you wanting to move. But every place has its issues. This place was well kept definitly one of the better apartments Ive lived in. Just a little pricey.

Cindy Smith said it perfectly, "Don't believe everything you read on this website." And the thing you should not believe "on this website" is her review, and any other good ones for that matter. Here is our experience: We signed up and didn't have any issues. Rent has always been paid on time (if not several days early) and we haven't broken any of the rules according to our lease agreement. Management is terrible. Fortunately they have never tried to suck more money out of our pocket... except for constantly trying to upsell one of their storage units to us for one of the neighbors' child's bikes. God forbid someone having a bike securely locked to the breezeway of the apartment they are paying for. Aside from that, they haven't been too money hungry, except for their "strict NO PETS policy." What a failure. People walk around this place every single day with dogs, cats, ferrets, reindeer, and who knows what else. Owners who have signed a waiver of approval from the office can have pets, while everyone else gets threatened with $300-$600 fines. Either you have a "NO PETS policy" or a "Pets allowed if approved by the office with a deposit." Make up your mind. They don't need to be gold diggers to be bad managers- so other than what I said above, that was not really our experience, but I guess we will find out when we move. I am already predicting which items they're going fabricate in order for us fork out the green when we move out, and I am preparing early for renovations and upgrades they have been planning since the day we moved in; that I will be responsible to finance when I receive a bill. One being the blinds. This is how many times I've opened and closed the blinds: 0. Something tells me that management will find them inappropriate, or "damaged by previous tenant (ie: me)," and will want to upgrade the cheap plastic ones to the nicer, wide wood blinds.... on my dime. That's the way this place works. They will not address issues unless it's something like a flood that will do permanent damage. They'll keep pushing it off until you get so sick of it that you move out, then they'll charge you for the "repairs (cough upgrades)" that they've been wanting in order to increase rent. Which brings up the rent. "You can't get an apartment for this price and this nice" they say. However, you can get an apartment that's nicer for this price, and maybe even a little less expensive, plus you are responsible for ALL utilities, water, gas, sewage, trash, electric, internet, etc. Do yourself a favor and keep looking. You'll find a place for this price with all, or most of those included, saving you an extra $80-$200 each month. I wish I could work in the office and take you future tenants on tours cause nothing would make me happier than telling you not to move in. Don't believe the lies you read on their website or in the positive reviews. With each negative review comes examples of why, while the positive reviews all simply state "read your lease agreement" with no examples, and I'm guessing most of those positive reviews are A. brand new tenants who haven't been around ten days to get a true opinion of this place or B. planted/offered a discount from the office to write. **Disclaimer, my review was written on April 25th, 2013. My opinions regarding the reviews of other users are only applicable to those written before this day. Pros: Hot tub Cons: Price, management, parking, pets, move out, structure of apartments, maintenance, utilities, and just Country Springs in general. This place is awful. Country Springs- Our Motto: Do everything we can to sign people up as quickly as possible, screw them a little bit, and give more incentive to move out than stick around.

THE MANAGEMENT IS THE ABSOLUTE WORST. I have never cursed so much in my life than in dealing with the management. The apartments are beautiful but NOT WORTH IT. When I was trying to sell my contract, the nice sweet management team turned into my competition and they are absolutely ruthless and have the upper hand. How do you compete when they can change the prices and the rules whenever they feel like it? I realized too late that I was sending everybody who was interested in my lease to the office, only to be stolen by them. I then had to literally walk to the office to make sure they weren't offered a "better deal" once they got there. You would think that their very lives are on the line if they don't make their quota. I had two people interested at the same time, walked both of them in for an application on a Saturday. They couldn't process them until Monday. On Monday when one of them fell through I was told too bad, I couldn't use the other one because they had already chosen an apartment. When I called back a day later to double check that, I was told that I COULD have switched, that it hadn't been too late, only NOW it was too late because it was past the 48 hour time frame to do so. And oh yeah, "Can you tell those other people that their application fee is nonrefundable, even though we couldn't process them on Saturday?" Seriously?? Bobby told me that selling an apartment is like a game. You may be surprised to go in and find out that gosh, there are only one or two available so you better hurry! Or even better, you just missed the last one and now you have to wait a few days. The sign in the office says, "Remember, the apartment you looked at today may be gone tomorrow!" This is all a game. This is a huge complex and they always have magical openings. They do a great job of creating an urgency and desire to buy before it's too late. I think that thinking of it as a "game" makes them feel better about having to constantly lie all the time. They can't even keep their stories straight. It will drive a person mad. There are fees for EVERYTHING. When they tell you that water is $20 a month, that is not true. Plan on $45 a month for water--even if you never turn the water on. Huh? The pool key is $10. There's fines for every little nit picky thing they can find. And then when you move out, not only do you not get any money back from your "holding fee" but you actually have to PAY to have the carpet cleaned. That's just the start of the move out fees. I feel horrible for all the people that I ever referred there, thinking it was a great place before I really had to deal with management. After the whole fiasco with handing them over a renter that I worked so hard to get, I said at the VERY LEAST let me have the referral bonus for referring them. Mindy said, "Oh sure, of course!" And we signed the little form which would give me $300 after the renter stayed for 45 days in good standing. I asked Bobby, "Well how will I get my money if I don't live here?" She said, "Oh, don't worry about it. We have your new address and will forward that check to it." So I thought well I guess that will help me forget this horrible 2 month ordeal. So today I call in for my referral bonus, and surprise! Oh no, I don't qualify. I have to be a current resident. Thank you, Country Springs, for reminding me WHY I AM GLAD TO BE RID OF YOU.
